When selling your home, go and take a look at a display home for some good selling ideas. These homes are set up especially to attract buyers. You’ll notice that they are clutter free and have minimal furniture. There are no toys scattered around and the bench tops in kitchen and bathroom are clear of everything except perhaps a vase of flowers or basket of perfumed soaps.

Even smaller homes look more spacious when the rooms are not overcrowded. To achieve a similar look as a display home you may want to do some addition and subtraction.

Subtract:
- Some smaller pieces of furniture.
- Unnecessary clutter on benches.
- Children’s toys - hide them under the beds.
- Half-dead pot plants.
- Shabby mats.
- The dog/cat bowl and litter tray.

Add:
- New pot plants - not too many.
- New taps to the bathroom and kitchen.
- Better light fittings.
- A coat of light, but neutral paint.
- A new mat over that stain on the carpet.
- A large mirror to the wall for spaciousness.
- Luxurious towels - keep them for inspection days.
- 100-watt globes for extra light.

If you are selling an investment home that is unfurnished, try and have some furniture in it for emotional appeal.
